3/1/07- Magnetic gate access cards can now be purchased from Safeguard Security (480-609-6242). The cost of each card is $5.00 (I think). Instead of entering a code on the keypad, you can simply swipe the card to open the gate. Each card will be individually programmed and is intended to replace keypad codes used for access. Use of these cards will prevent (or reduce) keypad codes from being given to third parties without authorization. "Owner" cards will be programmed for 24-hour access. "Vendor" cards will be programmed for limited access. Cards can be deactivated if the card is lost or in the possession of someone you no longer want to have access. Please consider buying cards and discontinue the use of vendor keypad codes. This should help to reduce unauthorized access to the subdivision.

2/1/07- Rossmar & Graham has replaced Parker Finch as our community manager. Chuck Myers will be our new manager.

11/21/06- The quarterly dues for 2007 are being increased from $750 to $900. This is a result of increased operating costs and the need to establish adequate reserve funds. Because our reserves are at an insufficient level, there are a number of capital improvements & repairs necessary that will require a special assessment soon to be able to pay for them. The ballots to vote on this assessment will be sent to homeowners soon.

11/21/06- There have been several cars broken into that were left outside their garages overnight. Please take the appropriate precautions. Park your car in the garage whenever possible. Do not leave any valuables visible in your car. Do not leave you garage door opener or house keys in you car if it is not in the garage. In one case, the garage door opener in the car was used to open the garage and a number of valuables were then stolen from inside the garage. You may want to consider having your garage door added on to your alarm system, if you have not already done so.

11/21/06- We are in the process of contracting to have the plants in the common area and Landscape Easement that died over the  summer replaced. A recent inspection by Board members identified 368 dead plants.

10/1/06- Park Finch Management has replaced AAM as our community manager.

6/1/06- Janice Martinez is now our property manager from AAM and is taking over for Mary Ernst. We would like to thank Mary for years of great service.

5/15/06- Our entrance sign lettering was stolen and we are working on getting it replaced. The temporary sign keeps getting torn down by vandals for some unknown reason. The new signage will be sandblasted letters into new stone tile that will be less vulnerable to vandalism.

12/30/05- Coyotes have been seen in our neighborhood. Please take appropriate precautions with your small pets. We will post the Coyote Alert icon when we know coyotes are around.

12/1/05- The major landscaping renovation is now completed. If you are aware of any problems, be sure to notify the HOA Manager.

REMINDERS

2008 Bulk trash pickup days- Jan. 21, Apr. 21, July 21 and Oct. 20. Go to http://www.phoenix.gov/publicworks for more details and other garbage collection information.

Please be aware that cars exiting the subdivision should yield to cars entering the subdivision. There have been several near misses when exiting cars cut in front of entering cars. Then the entering car is forced to stop right in the path of fast moving oncoming traffic. Cars entering should not give up their right of way to cars exiting thinking they are being polite. This is one situation where being courteous is dangerous.

Holiday displays should be kept in front yards. Back yard displays should not be visible over your rear wall.

Any changes to the exterior of your home need to be approved by the Board in advance. Click here for the appropriate forms. Please refer to the CC & R's for any restrictions prior to requesting approval.

Please be sure to pick up after your pets  and please do not let them run free in the neighborhood.

Trash bins should be placed on the curb after dusk on the days prior to pickups and should be removed as soon as possible on the same day after pickups.

Motorized scooters are not allowed in the the subdivision. Battery powered ones are OK.

Please caution your children about playing or riding bikes in the middle of the streets, especially in the early evening close to dusk. There have been some close calls with cars.

If you are having a party or special event, you can get a special one-day gate code just to give to your guests. Call Safeguard for details.
